Welcome! Here, you will find detailed information about the building we offer exclusively for student accommodation in Thessaloniki. The building houses only young foreign students, providing a friendly and student-focused environment.
THE BUILDING
Our newly constructed building (completed in 2021) consists of 4 fully furnished and equipped luxury studios (each studio accommodates 1 student) and 1 fully furnished, 2-room luxury apartment (accommodating up to 2 students). In total, the building can host up to 6 students.
THE LOCATION
The building is located in the traditional and picturesque area of Thessaloniki known as “Ano Poli” (“Upper Town”). You can find its exact location here.
It is only 450 meters on foot from the University campus and 950 meters from the Medical School, approximately a 14-minute walk (see suggested walking route here). No need for public transportation or a car.
The neighborhood is quiet yet vibrant, with a traditional charm. It is close to supermarkets, pharmacies, hospitals, coffee shops, restaurants, parks, and tourist attractions. All city center destinations and the seafront are within walking distance. The area is a popular choice for students and young people, creating a lively and diverse community. Additionally, there is very little car traffic, making it a peaceful and safe environment.
BUILDING FEATURES
The building is new (2021), with a traditional design and high energy efficiency (external insulation). It has three levels:

Ground Floor (55sqm 2-room flat): This flat features a small private yard with its own entrance. Each room has a separate entrance from the yard, and both rooms share a common area with a kitchen, bathroom, and corridor. The flat can accommodate up to 2 students.

Second and Third Levels: These levels have a separate entrance and include 2 studios on each floor (4 in total, each 30sqm). Each studio has a private kitchen and bathroom and can accommodate 1 student.
All floors are tiled, and the windows are double-glazed for energy efficiency and come with insect screens.

One room with a large bed (140x200cm) and one with a single bed (90x200cm), both with storage underneath

Sofa and armchair (convertible to beds for visitors)

Desk with a chair, wardrobe, drawers, and nightstand in each room

DAIKIN 12000 BTU air conditioner in each room

32” LG FHD Smart TV in each room

Modern kitchen with a fridge, sink, cabinets, microwave oven and electric stove with an oven

Bathroom with shower, sink, mirror, and shelves

Shared washing machine, iron, ironing board, and vacuum cleaner (shared among 2 flatmates, free of charge)

GENERAL CONDITIONS -RESTRICTIONS

Smoking, vaping, drugs, parties, alcohol misuse, conflicts, and pets are prohibited
-
Respect quiet hours, neighbors, and fellow housemates

Take care of the building, equipment, and furniture
-
You may host visitors for a few days
-
Maintain cleanliness, safety, and security

Report any issues to the owner promptly
RENTAL – OTHER FEES
We offer an all-inclusive package: rental, utilities, and weekly cleaning fees (!) are bundled together. There are no hidden costs – you will always know exactly what to pay each month.

Utilities: Εlectricity, water, heating, cooling, hot water, 500 Mbps fiber internet via cable and Wi-Fi. Prepayment of utility costs is required for 4-month periods (3 payments per year).

Cleaning: Weekly cleaning of floors, windows, dusting, kitchen, and bathroom (does not include dishwashing). Prepayment of cleaning fees is also required for 4-month periods (3 payments per year).
WHAT TO BUY – BRING WITH YOU
You will need to bring towels, pillows, bed sheets, blankets, dishware, personal hygiene products, detergents, etc. We can assist you by providing some essentials upon request for a few days before your arrival, based on availability.
